Expert Water Damage Restoration Services in Arlington Heights, IL

Whether it’s a sudden pipe burst, leaking roof, appliance malfunction, or water seeping into your basement after a storm, water intrusion can escalate quickly—damaging walls, flooring, electrical systems, and more. Our restoration process is thorough, efficient, and proven to mitigate the effects of water damage.

What’s Included in Our Water Damage Restoration Process?

1. Initial Assessment and Moisture Mapping

We begin with a full property inspection, documenting affected areas with moisture meters and thermal imaging. This allows us to track visible and hidden moisture inside walls, ceilings, floors, and insulation.

2. Water Extraction

We use commercial-grade pumps, wet vacuums, and truck-mounted extractors to remove standing water as quickly as possible. Quick extraction is essential—it not only limits structural damage but also helps prevent microbial growth.

3. Structural Drying and Dehumidification

Once the water is removed, we install high-powered air movers and industrial dehumidifiers to dry all affected areas. This includes flooring systems, drywall, wood framing, and other building materials. Drying is monitored daily and adjusted for optimal airflow and humidity control.

4. Sanitization and Odor Control

Standing water often contains contaminants, especially in cases of gray or black water. We apply EPA-registered antimicrobial treatments to disinfect surfaces and eliminate bacteria, mold spores, and lingering odors.

5. Final Inspection and Moisture Verification

Before we consider a project complete, we perform a final inspection and moisture check to confirm that everything is dry and restored to pre-loss conditions—ready for reconstruction or re-occupancy.

Why Immediate Water Restoration Is Essential

Water doesn’t just soak surfaces—it penetrates building materials and creates the perfect environment for mold and structural decay. If not dried and treated professionally:

  • Mold can begin growing within 24 to 48 hours. During such instances we also provide mold cleanup post damage.
  • Drywall and insulation may need to be removed
  • Electrical systems can corrode or short out
  • Flooring can warp, crack, or separate
  • Odors can become permanent

Does Insurance Cover Water Damage?

Yes, insurance can cover water damage—but it depends on how the damage occurred and the type of policy you have.

Most homeowners insurance policies cover sudden and accidental water damage (like a burst pipe), but they do not cover damage caused by neglect, long-term leaks, or flooding from natural disasters unless you have a separate flood insurance policy.

Here’s a breakdown to help you understand what’s typically covered by different types of insurance:

Cause of Water Damage Homeowners Insurance Renters Insurance Condo Insurance (HO6) Landlord/Property Owner
Burst pipes (sudden & accidental) ✅ Covered ✅ Contents only ✅ Interior unit & contents ✅ Building + some interior
Overflow from appliance (washer, dishwasher, etc.) ✅ Covered ✅ Contents only ✅ Covered ✅ Covered
Toilet/sink/bathtub overflow ✅ Covered ✅ Contents only ✅ Covered ✅ Covered
Roof leaks (from storms or ice dams) ✅ Covered (if sudden) ❌ Usually not covered ✅ Interior may be covered ✅ Covered
Slow/leaky pipes (gradual damage) ❌ Not covered ❌ Not covered ❌ Not covered ❌ Not covered
Flooding (natural disaster, storm surge) ❌ Not covered – needs flood insurance ❌ Not covered ❌ Not covered ❌ Not covered
Sewer or sump pump backup ❌ Optional add-on ❌ Optional add-on ❌ Optional add-on ❌ Optional add-on

Note: Actual coverage varies based on your specific policy and provider. Always review your policy documents or speak with your insurance agent.

Frequently Asked Questions

Do I need professional help for water damage restoration, or can I do it myself?
Depending on the severity and extent of the water damage, you can determine whether you can resolve it yourself. If it is a minor water damage that only requires simple dry out and ventilation, you can implement a DIY restoration process. However, most of the time, water damage is more substantial than what we can handle due to flood, sewage, etc. In these situations, it is best to contact a water damage restoration professional like ProTech Restoration to clean, dry, restore, repair, and reconstruct your house to its initial state.

How do you assess the extent of water damage in a property?
You can assess the water damage through the signs on the structural surface like water rings, sagging ceiling, bubbled walls, or obvious appearances like flood and sewage overflow. Water Damage Restoration experts like ProTech Restoration will use technical tools like digital moisture meters, etc. to accurately measure the moisture level and see the damages behind the walls and inside the property’s structure.

What safety precautions should be taken during the water damage restoration process?
The utmost important safety precaution that you need to take during the water damage restoration process is to turn off all the electricity on your property and avoid contact with standing water. Experienced water damage restoration technicians like ProTech Restoration will thoroughly assess the condition, and implement the restoration process with careful safety measures.

"Had a great experience working with Marshall when we had an emergency leak at my mom’s house. He immediately started working to salvage what we could. I felt like he absolutely understood the urgency, and treated my mom like his own! He and the rest of the team were super easy to work with and answered our (many) questions along the way. They were very transparent about the process which was extremely helpful as this was our first time with this kind of issue in 30+ years of owning the house. We so appreciate ProTech for aiding us during our time of need."

"My experience with ProTech was wonderful from the first visit thru the last. Ben did a great job of evaluating the work that needed to be done and explaining everything to me. Frank and Sergio were great to work with because they were pleasant AND they were so very careful about everything they did. All in all, I give the ProTech team an A+!"

"I had a pipe burst and subsequent leakage into my basement. At first I thought that we maybe stopped it in time since we could not see obvious damage but Marshall at ProTech said it would be a good idea to check it out anyway and came out within a couple of days. I’m so glad he did since there was more damage than we anticipated. Marshall explained the damage thoroughly using his imaging techniques and provided a quote within the day. Pricing was good and our insurance accepted the proposal immediately. The ProTech team was able to do the water damage mitigation about a week after the incident and on a Saturday no less. Everything was done super quickly and professionally. While I do not want to deal with any more water damage, the repairs using ProTech were painless. I would recommend this company and especially Marshall to anyone in the same situation."
