Not all water damage is obvious. Behind walls, under floors, and above ceilings, moisture can hide long after the surface has dried. That’s why at ProTech Restoration, we offer professional water damage inspections in Arlington Heights to uncover hidden issues, prevent further damage, and give you a clear picture before restoration begins.

We don’t just show up with a flashlight—we use industry-grade moisture detection tools, infrared imaging, and years of experience to provide a detailed assessment of your property.

What Is a Water Damage Inspection—and Why Do You Need One?

Most water damage doesn’t look dramatic. It hides.

It seeps behind walls, under hardwood floors, inside ceilings—and if left untreated, it can lead to mold, rot, and thousands in repairs.

A professional water inspection is the first step to:

  • Confirm whether water damage is present
  • Identify exactly where moisture has spread
  • Catch issues early—before they escalate
  • Help support your insurance claim with documentation

How Do I Know If I Need a Water Damage Inspection?

People often ask us:

  • “Should I get an inspection even if I dried the area?”
  • “What if the walls look fine?”
  • “Can water damage cause mold even after a few days?”

If you’re asking those questions—an inspection is a smart move.

Here are some signs it’s time to schedule one:

  • You smell musty or damp odors
  • You see stains on ceilings, walls, or floors
  • You’ve had a leak, overflow, or appliance failure recently
  • Paint is bubbling or drywall feels soft
  • You’re buying or selling a property and want to be sure

Our Inspection Process For Your Arlington Heights Property

At ProTech Restoration, we take inspections seriously—because understanding the full extent of water damage is the first step toward effective recovery. Our trained professionals follow a careful, step-by-step process to ensure nothing is overlooked.

Here’s what you can expect during your inspection:

  1. On-Site Assessment
We start with a walkthrough of your home or business, asking about any recent water events, leaks, or visible damage. Your insight helps us focus our inspection on the right areas.
  2. Thermal Imaging Scan
Using professional-grade infrared cameras, we scan behind walls, ceilings, and floors to locate hidden moisture that can’t be seen with the naked eye.
  3. Moisture Mapping
We take moisture readings throughout the property using digital meters to map how far water has traveled and where it’s been absorbed into materials like drywall, flooring, and framing.
  4. Structural Review
We inspect structural components—checking for soft spots, buckling, or deterioration in materials that may have been weakened by water exposure.
  5. Comprehensive Report & Free Estimate
Once the inspection is complete, we prepare a detailed report that includes moisture readings, thermal images, and our professional recommendations. Based on our findings, we also provide a free estimate for any necessary mitigation or restoration work—sent directly to your email for your convenience.

If you’re filing an insurance claim, we can assist with the documentation and make sure your adjuster gets the technical details they need to move the process forward.

What Happens After the Inspection?

Once we’ve completed your inspection, we’ll go over everything we found—clearly, honestly, and without pressure.

If no serious damage is detected, that’s great news. You’ll know your property is in good condition and that no further action is needed at this time.

If we do find water damage, we’ll guide you through your options and help you make informed decisions. Our team will:

  • Explain the extent of the damage and what areas are affected
  • Recommend the right course of action—whether it’s drying, mitigation, or full water damage restoration
  • Assist with your insurance claim by providing the documentation, photos, and details your adjuster needs

We’ve helped hundreds of homeowners and business owners through situations just like this. Our goal is to make the next steps clear and manageable.

And because we’re local to Arlington Heights, we treat every client like a neighbor—not just a number on the schedule.

"Had a great experience working with Marshall when we had an emergency leak at my mom’s house. He immediately started working to salvage what we could. I felt like he absolutely understood the urgency, and treated my mom like his own! He and the rest of the team were super easy to work with and answered our (many) questions along the way. They were very transparent about the process which was extremely helpful as this was our first time with this kind of issue in 30+ years of owning the house. We so appreciate ProTech for aiding us during our time of need."

"My experience with ProTech was wonderful from the first visit thru the last. Ben did a great job of evaluating the work that needed to be done and explaining everything to me. Frank and Sergio were great to work with because they were pleasant AND they were so very careful about everything they did. All in all, I give the ProTech team an A+!"

"I had a pipe burst and subsequent leakage into my basement. At first I thought that we maybe stopped it in time since we could not see obvious damage but Marshall at ProTech said it would be a good idea to check it out anyway and came out within a couple of days. I’m so glad he did since there was more damage than we anticipated. Marshall explained the damage thoroughly using his imaging techniques and provided a quote within the day. Pricing was good and our insurance accepted the proposal immediately. The ProTech team was able to do the water damage mitigation about a week after the incident and on a Saturday no less. Everything was done super quickly and professionally. While I do not want to deal with any more water damage, the repairs using ProTech were painless. I would recommend this company and especially Marshall to anyone in the same situation."
