Water Mitigation in Arlington Heights, IL

ProTech Restoration | Certified Local Experts

Standing water or storm floodwater in your home or building isn’t something you can ignore—not even for an hour. The longer it sits, the deeper it seeps into your walls, floors, and foundation, setting the stage for mold, rot, and serious structural issues. That’s why at ProTech Restoration, we treat every water intrusion as an emergency.

As a certified water mitigation company serving Arlington Heights, IL, we arrive fast—typically within the hour—and come fully prepared to handle the situation. Using advanced moisture detection tools, commercial extractors, and high-capacity drying equipment, we get to work immediately to contain the damage, remove excess water, and stabilize your property before the real problems begin.

What Is Water Mitigation?

Water mitigation is the first and most critical step after a water-related emergency. It focuses on minimizing the immediate damage caused by unwanted water, including:

  • Extracting standing water
  • Drying affected materials
  • Preventing mold and bacteria growth
  • Stabilizing the environment before repairs begin

Mitigation is not the same as restoration—it’s about damage control before full cleanup and reconstruction.

Common Causes of Water Intrusion We Handle

At ProTech Restoration, we respond to a wide range of water intrusion emergencies in Arlington Heights—each one requiring a custom mitigation strategy.

Here are some of the most common issues we handle:

  • Frozen or burst pipes – When temperatures drop, pipes can freeze and crack, unleashing gallons of water in a matter of moments.
  • Appliance leaks – Water heaters, dishwashers, and washing machines can quietly leak behind the scenes until floors and subfloors are soaked.
  • Toilet or sink overflows – A clogged drain or stuck valve can cause water to spill over quickly, flooding bathrooms and surrounding rooms.
  • Basement water intrusion – Heavy rains, poor drainage, or failed sump pumps often lead to flooded basements and soaked foundations.
  • Roof or attic leaks – Damaged shingles, flashing issues, or ice dams allow moisture to enter from above and drip down through ceilings and walls.
  • Sprinkler malfunctions – In commercial buildings, broken sprinkler heads or ruptured lines can unleash large volumes of water fast.
  • Sump pump failure – These systems are critical during storms. When they stop working, basements become vulnerable to serious flooding.

What to Expect From Our Water Mitigation Process

At ProTech Restoration, we do more than just remove water—we deliver complete, professional water mitigation using advanced tools, certified technicians, and proven systems designed to protect your property from further damage. Here’s how we take control of the situation:

1. Rapid Water Extraction

The first priority is getting the water out—fast. Our crew arrives with high-powered equipment to quickly extract standing water from every part of your home or business, using:

  • Truck-mounted extractors for large-scale flooding
  • High-suction portable vacuums to reach tight spaces and upper levels
  • Weighted carpet extraction tools that pull water from deep in carpet and padding
  • Submersible pumps to clear out flooded basements or crawl spaces

2. Moisture Detection & Containment

Water damage isn’t always visible to the eye. That’s why we use advanced moisture mapping tools to uncover hidden problem areas. Our process includes:

  • Thermal imaging cameras to locate water trapped behind walls or ceilings
  • Moisture meters and hygrometers to measure how saturated materials are
  • Containment barriers and negative air machines to isolate affected areas and prevent moisture or airborne contaminants from spreading to the rest of your property

3. Industrial Drying & Dehumidification

Once the standing water is gone, drying begins immediately. Our goal is to dry your structure completely and safely—without causing further damage. We use:

  • Axial air movers to push dry air across wet surfaces
  • Low-grain refrigerant (LGR) dehumidifiers that remove moisture from the air efficiently
  • Wall cavity drying systems to dry inside walls without needing demolition
  • Hardwood floor mat systems that pull water from beneath wood floors

4. Surface Cleaning & Antimicrobial Treatments

If the water source wasn’t clean (gray or black water), cleaning becomes critical. We disinfect all affected areas to ensure your property is safe and sanitary using:

  • EPA-registered antimicrobial solutions to kill bacteria, viruses, and mold spores
  • HEPA-filtered vacuums and air scrubbers to clear airborne contaminants
  • Deodorizers to neutralize unpleasant odors caused by moisture or microbial growth

Emergency Water Mitigation Checklist

Before our crew arrives, here are a few quick steps you can take to minimize damage and keep yourself safe:

  • Shut off the water (if you can do it safely): If the issue is a burst pipe or leaking appliance, turn off the main water supply to stop the flow.
  • Stay clear of electrical hazards: Avoid walking through standing water, especially if there are electrical outlets, cords, or wires nearby.
  • Protect your valuables: Move electronics, important documents, and furniture to a dry area—if it’s safe to do so.
  • Take photos of the damage: Snap clear pictures of what you see. This helps with your insurance claim later on.
  • Let in fresh air: If the weather is dry, crack open windows to start drying things out and reduce humidity.

Why Insurance Matters During the Water Mitigation Process

When water damage strikes, time is everything—not just to stop the damage from spreading, but also when it comes to your insurance coverage. Most property insurance policies cover water mitigation, but only if it’s handled promptly and properly.

Here’s how we help you through it:

  • We handle the documentation – From the moment we arrive, we photograph all affected areas, record moisture readings, and put together a detailed, line-by-line estimate of the work—exactly what your insurance company needs.
  • We talk to your adjuster – No need for you to play middleman. We work directly with your adjuster to make sure they have all the facts and paperwork to process your claim smoothly.
  • We help figure out the cause – Was it a burst pipe? A sewer backup? A storm? The cause matters when it comes to what’s covered. We help determine and clearly document the source so there’s no confusion on your claim.

Frequently Asked Questions

The length of mitigation varies based on the severity of the damage and the size of the affected area. Generally, the water extraction and setup of drying equipment happens within the first 24 hours. Structural drying usually takes between 2 to 5 days, but some situations may require longer monitoring and equipment adjustments.

Water often migrates beyond what’s visible, seeping into walls, flooring, and insulation. We use thermal imaging and moisture meters to detect these hidden pockets of moisture. Our drying equipment includes wall cavity drying systems and specialized floor drying mats designed to remove water from these hard-to-reach areas without causing unnecessary demolition. If materials like drywall or subflooring are too damaged or saturated, we will recommend controlled removal to prevent mold growth and structural problems.

Yes. We have extensive experience working with all types of commercial properties, including offices, retail stores, warehouses, apartment complexes, schools, and medical facilities. Commercial water damage often requires faster response times and specialized equipment due to the scale of the property and potential for business disruption. We tailor our mitigation plans to minimize downtime and meet your specific operational needs.

"Had a great experience working with Marshall when we had an emergency leak at my mom’s house. He immediately started working to salvage what we could. I felt like he absolutely understood the urgency, and treated my mom like his own! He and the rest of the team were super easy to work with and answered our (many) questions along the way. They were very transparent about the process which was extremely helpful as this was our first time with this kind of issue in 30+ years of owning the house. We so appreciate ProTech for aiding us during our time of need."

Frank and Sergio were great to work with because they were pleasant AND they were so very careful about everything they did. All in all, I give the ProTech team an A+!"

"I had a pipe burst and subsequent leakage into my basement. At first I thought that we maybe stopped it in time since we could not see obvious damage but Marshall at ProTech said it would be a good idea to check it out anyway and came out within a couple of days. I’m so glad he did since there was more damage than we anticipated. Marshall explained the damage thoroughly using his imaging techniques and provided a quote within the day. Pricing was good and our insurance accepted the proposal immediately. The ProTech team was able to do the water damage mitigation about a week after the incident and on a Saturday no less. Everything was done super quickly and professionally. While I do not want to deal with any more water damage, the repairs using ProTech were painless. I would recommend this company and especially Marshall to anyone in the same situation."
