Why biohazard cleanup is Important
Biohazards are materials that can contain harmful microorganisms such as bacteria, viruses, or fungi and that can make people sick if they are handled or cleaned improperly. In many cases, the contamination is not just on the surface. It can be inside building materials, flooring seams, wall cavities, porous contents, and HVAC components.
Household cleaners, scented products, and “airing it out” are not enough. Proper biohazard cleanup in Hoffman Estates, IL requires:
- Identification of the source and spread of contamination
- Removal and disposal of affected materials in accordance with local and state requirements
- Use of EPA-registered disinfectants
- Protection of occupants, employees, and technicians
- Documentation for owners, tenants, or insurance carriers
Pro Tech Restoration follows industry guidelines and works methodically so the affected area is not just clean to the eye, but sanitary.
What counts as a biohazard in a home or business
Not all biohazards are dramatic, but all require care and compliance. Common situations we handle in Hoffman Estates include:
Sewage and toilet backups (Category 3 water)
Black water from a floor drain, toilet, or sewer line can contain harmful microorganisms. It must be contained, extracted, and cleaned by professionals.
Overflow from utility rooms or lower levels
When sump pumps fail or drains clog, the resulting water can pick up contaminants from building systems, making it unsafe to handle like regular water damage.
Rodent, bird, or animal droppings
Attics, crawlspaces, garages, and vacant properties can become contaminated with droppings and nesting material. These can contain pathogens and should be removed with proper PPE and controls.
Hoarding-related unsanitary conditions
Long-term clutter can trap food waste, pet waste, and moisture and can lead to biohazard conditions that require careful, respectful cleanup.
Long-term moisture and microbial conditions around bathrooms or utility areas
When water damage is not dried properly, it can become a sanitation issue, especially in multi-family or commercial spaces.
Commercial or restaurant sanitation issues
Back-of-house spills, drain failures, or refrigeration leaks that compromise sanitary conditions.
If you are not sure whether what you are dealing with is “biohazard,” call us. We will tell you honestly whether it needs a professional crew.
Our biohazard cleaning process
We do not approach these jobs like general janitorial. We approach them like building recovery.
- Site assessment and containment: We begin with a walkthrough to understand the source, affected materials, and migration paths. We establish containment so contaminants do not spread to clean areas. This can include plastic barriers, negative air, and controlled entry and exit points.
- Source removal and extraction: All visible biohazard material is removed first. For sewage or Category 3 water, we extract water with professional equipment and dispose of it properly. For droppings or gross filth, we collect, bag, and stage for disposal following applicable regulations.
- Removal of non-salvageable materials: Some materials cannot be sanitized reliably. We remove and dispose of contaminated carpet, padding, baseboards, low-level drywall, and absorbent contents as needed. This step is key to preventing odors and future microbial growth.
- Cleaning and disinfecting: We clean from clean-to-dirty and top-to-bottom, using EPA-registered products appropriate for the material being cleaned. High-touch points, adjacent surfaces, and nearby traffic paths are all wiped and disinfected so nothing is missed.
- Drying and ventilation: If the biohazard incident involved water, we set up drying and dehumidification so the structure returns to normal moisture levels. This prevents secondary issues, including mold.
- Verification and documentation: We document what was affected, what was removed, and what was disinfected. For property managers and commercial clients, we can provide photos and job summaries for their records.

"Had a great experience working with Marshall when we had an emergency leak at my mom’s house. He immediately started working to salvage what we could. I felt like he absolutely understood the urgency, and treated my mom like his own! He and the rest of the team were super easy to work with and answered our (many) questions along the way. They were very transparent about the process which was extremely helpful as this was our first time with this kind of issue in 30+ years of owning the house. We so appreciate ProTech for aiding us during our time of need."

"My experience with ProTech was wonderful from the first visit thru the last. Ben did a great job of evaluating the work that needed to be done and explaining everything to me. Frank and Sergio were great to work with because they were pleasant AND they were so very careful about everything they did. All in all, I give the ProTech team an A+!"

"I had a pipe burst and subsequent leakage into my basement. At first I thought that we maybe stopped it in time since we could not see obvious damage but Marshall at ProTech said it would be a good idea to check it out anyway and came out within a couple of days. I’m so glad he did since there was more damage than we anticipated. Marshall explained the damage thoroughly using his imaging techniques and provided a quote within the day. Pricing was good and our insurance accepted the proposal immediately. The ProTech team was able to do the water damage mitigation about a week after the incident and on a Saturday no less. Everything was done super quickly and professionally. While I do not want to deal with any more water damage, the repairs using ProTech were painless. I would recommend this company and especially Marshall to anyone in the same situation."
