Signs You May Need a Water Damage Inspection

Water damage isn’t always obvious at first—but it can quietly cause serious harm beneath the surface. Knowing what to look for can help you catch issues early, before they turn into costly repairs. Here are some of the most common signs that it’s time to schedule a professional water damage inspection:

1. Musty or Damp Odors

If your home smells musty, especially in areas like the basement, bathroom, or laundry room, it could be a sign of hidden moisture. That “wet towel” smell often points to mold or mildew growing behind walls or under flooring.

2. Peeling Paint or Bubbling Wallpaper

When moisture gets trapped behind walls, it can break the bond between paint or wallpaper and the surface beneath. If you notice paint starting to flake, bubble, or peel, it could mean water has made its way into places it shouldn’t be.

3. Stained or Discolored Ceilings and Walls

Water stains usually appear as yellowish or brownish rings, and they often grow over time. These marks aren’t just cosmetic—they often indicate a leak from above, like a broken pipe or roof issue.

4. Warped or Buckling Floors

Hardwood, laminate, and even tile floors can warp, swell, or shift when exposed to moisture. If your flooring feels uneven, soft, or spongy, water damage could be hiding underneath.

5. Recent Storm, Flood, or Plumbing Leak

Sometimes the need for an inspection is obvious—after a heavy storm, flood, burst pipe, or overflowing appliance. Even if everything looks dry on the surface, moisture can seep into walls and subfloors, causing long-term problems if left unchecked.

6. A Sudden Spike in Your Water Bill

An unexplained increase in your water bill could mean there’s a hidden leak somewhere in your plumbing system. It’s worth getting it checked out, even if you don’t see visible damage yet.

What Does Water Damage Inspection Involve?

A water damage inspection includes a thorough evaluation to identify any signs of water intrusion and moisture buildup in your home or commercial building. Our expert inspectors use cutting-edge technology like moisture meters, thermal cameras, and infrared technology to detect both visible and hidden water damage.

What’s Included in Our Inspection Report

When you schedule a professional water damage inspection with us, you’re not just getting a quick walk-through. You’re getting a comprehensive, easy-to-understand report that gives you the clarity you need to take the next step—whether it’s filing an insurance claim, starting repairs, or just making sure everything is okay.

Here’s what you can expect in your detailed inspection report:

Clear Visuals of Affected Areas

We include high-resolution photos of any damaged or moisture-affected areas. These images serve as visual proof for insurance claims and help you see exactly where the problems are—even in places you might not notice on your own.

Accurate Moisture Readings

Using professional-grade moisture meters and thermal imaging tools, we record moisture levels in walls, floors, ceilings, and surrounding materials. This helps determine how deeply the water has penetrated—and whether hidden moisture is still present.

Identified Causes or Entry Points

We go beyond surface-level damage to identify where the water is coming from. Whether it’s a leaking pipe, roof issue, poor drainage, or foundation crack, we’ll pinpoint the likely source so you can address it directly.

Severity Rating

Not all water damage is created equal. Our report includes a severity rating—minor, moderate, or severe—based on moisture levels, structural impact, and contamination risk. This helps prioritize repairs and gives you an honest sense of urgency.

How to Inspect for Water Damage Quickly and Effectively

Our water damage inspectors follow a systematic process to ensure no damage goes undetected. Here’s what you can expect during an inspection:

  1. Visual Inspection

A detailed visual inspection of the property will help identify obvious signs of water damage, such as water stains, discoloration on walls, ceilings, and floors, or visible mold growth.

  1. Moisture Testing & Detection

We use state-of-the-art moisture meters to measure the exact moisture content in your property’s materials, such as drywall, wood, and concrete. Thermal imaging cameras are also used to find hidden pockets of moisture in walls, floors, and ceilings.

  1. Hidden Damage Detection

Water damage isn’t always visible on the surface. Using infrared scanning and other non-invasive tools, we identify areas that might otherwise go unnoticed.

  1. Detailed Reporting & Recommendations

Once the inspection is complete, you’ll receive a detailed report with clear findings and actionable steps for restoration. This report can be used for insurance claims and to guide the remediation process.

"Rigo to the rescue !! WFM was actually called by my neighbors who broke a pipe upstairs instead of calling a plumber to make the fix. After the fire department came to turn off the water since those fools broke a main line, Rigo came down to my unit and opened a repair case for my severely flooded Condo. He truly went above and beyond capturing all the damage as it was happening. The company continued with demo and a pack out done with such care. I would have been so lost without him! The office team is also extremely communicative very happy with the service in such a stressful event."
